We own all 26 apartments at Wassell Court which means that we have full control over who becomes your neighbour - unlike the landlord who owns a one-off property. Tenants must be professional working people and preferably over 25. We are professional property owners and landlords so you can be confident of long term security of tenure - and as long as you want to stay we are happy and won’t be asking you to leave in the foreseeable future, unlike many private landlords who may see letting as a temporary solution until the property market improves and may want the property back to sell after a short period of time, as they are entitled to do under the law. Why take the risk of a potentially stressful and costly upheaval every six months? A good number of our original tenants from 2004 are still with us at Wassell Court and more than half of tenants have been renting for five years or more. We have a policy of managing properties ourselves - we do not employ agents, who seem to have the sole interest of lining their pockets with exorbitant fees and fleecing tenants. Contrary to the common misconception propagated by agents, the law says that your tenancy agreement does not expire after the initial term and if you wish to stay after the first 6 or 12 months, you do not need to sign a new agreement, but simply keep paying your rent. You will have direct contact with us and know with whom you are dealing, unlike the landlords who hide behind agents and can never be contacted when there is a problem that needs to be resolved. We have a relaxed management style, with the utmost respect for your privacy. We never enter your home without your permission or disturb you with frequent petty inspections. You will also find that we are easy going about tenants putting up pictures and minor fittings, a source of conflict with other landlords, who view their property as sacred and frequently refuse permission. Our philosophy is that we want you to make the property your home. We comply fully with all the latest Housing Act legislation and all deposits are insured with The Tenancy Deposit Scheme. You have the safeguard that your money is protected by an individual insurance policy, but the assurance that we will refund your bond on the day you move out and that you will not be waiting weeks for its return from a third party. We have a vested interest in keeping the property in top condition and have a team of tradesmen to attend to any maintenance issues as they arise. We are always contactable, even outside of normal office hours.
